LVP, LVT, and VCT are all vinyl-based, but they're fundamentally different products — and they require different cleaning approaches. Using the wrong chemistry on LVP or LVT lifts the wear layer, leaves a dull residue, or creates a buildup that attracts more soil. Using a maintenance cleaner on VCT instead of a proper strip-and-wax cycle lets old finish layers accumulate until the floor looks permanently dirty regardless of how often it's mopped.
We identify the floor type before selecting any product or method. Residential LVP and LVT get a pH-neutral, residue-free clean that removes embedded grime without compromising the wear layer. Commercial VCT gets the full strip, clean, and finish restoration it requires to look the way it should.

LVP is the most common residential floor installed today — floating click-lock planks with a photographic wood layer under a clear wear layer. It's durable, but it's sensitive to high-pH cleaners, oil-based products, and wax formulations that leave a film and dull the surface over time.
We clean LVP with pH-neutral, no-rinse chemistry — removing embedded grime, scuff marks, and floor finish buildup without lifting or hazing the wear layer. Safe for all major LVP brands and manufacturer warranties.
LVT replicates stone or ceramic tile in vinyl form — available in glue-down and floating formats, often used in bathrooms, kitchens, and commercial spaces. Like LVP, it requires chemistry that won't attack the wear layer or leave a residue in the texture of the tile surface.
We pay particular attention to the grout-line texture on LVT, where soil accumulates in ways that routine mopping can't address. Our approach lifts embedded soil from the texture without damaging the printed surface beneath.
VCT is a commercial-grade floor product found in offices, retail spaces, schools, healthcare facilities, and commercial kitchens. Unlike LVP and LVT, VCT is designed to be maintained with a wax finish program — and when that program is neglected, old finish layers build up and yellow, making the floor look dirty even when it's been mopped.
Restoring VCT requires stripping old finish layers completely, cleaning the bare tile, and applying fresh floor finish coats — not mopping over the top of years of accumulated wax. We offer full VCT strip, clean, and finish restoration for commercial properties.
If your VCT floor has yellowed finish, visible traffic lanes, or a dull appearance that doesn't improve with mopping — it needs a full restoration, not a maintenance clean. This is the most common situation we encounter with commercial VCT.
The process removes every layer of old finish, deep cleans the bare tile, and builds the finish back up with fresh coats — leaving a floor that looks the way VCT is supposed to look when it's properly maintained.
The VCT Restoration Process
The single most important step in vinyl floor cleaning is knowing what you're working with before any product touches the surface.
We identify the vinyl type before touching anything — LVP, LVT, or VCT. Floor condition, finish buildup, and soiling level are assessed. Chemistry is selected only after the surface is confirmed. The wrong product on the wrong vinyl type causes damage that cannot be undone.
High-traffic areas, scuff marks, and embedded grime zones are pre-treated with pH-appropriate chemistry and given dwell time before mechanical cleaning begins. On VCT, the stripping phase starts here — chemical stripper is applied to dissolve accumulated finish layers before any scrubbing begins.
LVP and LVT are cleaned with controlled scrubbing and wet-vac extraction — removing embedded soil and residue without compromising the wear layer. VCT is scrubbed bare, pH-neutralized, and built back up with fresh finish coats applied in multiple layers, dried between each coat.
We walk the full floor before equipment is packed up. Residue, streaking, or finish inconsistencies are addressed on the spot. On VCT, final burnishing brings the finish to the correct sheen level. The floor is handed back genuinely clean — not just mopped.
