For properties that need more than cleaning. We handle every cleanout with discretion, a clear plan, and the respect the situation deserves.
Estate cleanouts and hoarding situations are some of the most demanding and sensitive work we do. They take professional skill, a structured approach to a complicated environment, proper biological safety training, and a team that understands there are people behind every one of these jobs.
We come with a plan, not judgment. Before any work begins, we assess the property, with you present or remotely through photos and video if you're managing the estate from away. We agree on a clear scope and explain each step, so there are no surprises and nothing happens without your input.
Every one of these jobs starts with a conversation, because they can't be properly scoped from a form. Call us and we'll work through it together.
If you are facing the cleanout of a parent's or loved one's home and are unsure where to begin, our guide to clearing out a family home after a loss walks through the whole process, from securing the property to the final deep clean.
Managing a family estate, whether the property needs clearing and cleaning before a sale, a transfer, or new occupancy. These jobs usually come at a hard time, and we work respectfully and at a pace that suits you.
We handle the physical work so families can focus on what matters. The scope is agreed in advance, and nothing is removed or discarded without authorization.
These are hard circumstances, and we approach them without judgment. Whether you're dealing with it personally or helping a family member, we bring a calm, methodical process to getting the property back to a safe, liveable condition.
Our GBAC-trained technicians can handle biological contamination, including rodent activity and other conditions most cleaning teams aren't trained or equipped for.
Every engagement is scoped individually. The following represents the full range of what our team is trained and equipped to address.
From general long-term buildup through to heavily soiled surfaces, every room gets the appropriate product and technique.
Rodent activity, bodily fluid contamination, and other biohazard conditions, handled safely by GBAC-trained technicians with correct PPE and remediation protocols.
Inside appliances, plumbing fixtures, cabinet interiors, and built-ins, restored to a clean, functional state regardless of their prior condition.
Vents, ceiling fixtures, and overhead areas, which collect contamination in long-term situations and rarely get touched by general cleaning crews. Please note we clean vents and vent covers, not interior ductwork.
We can coordinate bin rentals, hauling, and donation runs, and sort on your behalf under guidelines you set: what stays with the property to support the sale, what's donated, and what's binned. Nothing is discarded without your authorization.
The home must be vacant for the duration of the service. Everything is agreed to in writing before we begin, we work methodically through the full property, and you receive a service report when the work is complete.
GBAC-certified biological safety. Our technicians are GBAC-trained in infection control and contamination remediation, with the correct PPE, chemical protocols, and disposal procedures for biohazard conditions. Most cleaning teams aren't qualified for this work.
Discretion as standard. Our team understands how sensitive these jobs are and conducts the work quietly and professionally, without drawing attention to the property.
One point of contact. Wherever possible, you deal with the same person from first call to finished job. No confusion about who's coming, what's been authorized, or what's left to do.
Written scope before any work begins. We don't start until you've agreed to and signed off on the full scope. You know exactly what's being done, in what order, and at what cost before we touch anything.
Start-to-finish management. Many of the estates we handle belong to families living outside the province or country. For them, we manage everything: bin rentals, sorting and donation decisions under agreed guidelines, judgment calls weighed against the home's value at sale, and the final deep clean before listing or transfer.
Estate and hoarding cleanouts follow the same four-stage process as all our work, scaled up to whatever the property demands.
We assess the property before any work begins, with you on site or remotely if you're managing from a distance, documenting soiling levels, biological conditions, structural concerns, and what happens to the items inside. The scope is confirmed in writing before we start.
Items are removed and sorted before cleaning begins, and nothing is discarded without your authorization. Hauling and disposal can be coordinated on request, and hazardous or contaminated material is handled appropriately and set aside.
Note: we don't do live pest or rodent removal. If there's an active infestation, arrange pest control before booking, and we'll handle the cleanup and sanitization afterward.
Once the space is cleared, we work top to bottom, room by room, with the correct products and PPE for each surface and condition. Biological contamination gets GBAC-level protocols. Each room is finished fully before we move on, and we keep you posted throughout.
Before we leave, every space is checked against the original scope. If anything falls short of what we agreed, we fix it before closing out the job.
"A huge kudos to Tamara and Alex for their work at our property that was left in an unimaginable state. Communication was prompt and transparent from the first point of contact, they made the entire process seamless, and truly went above and beyond. I can't thank you guys enough for a job very well done. If you need cleaning services, you need to call Wilson & Farr!"
"They did a fantastic job! The home needed some much needed care after the unfortunate passing of a family member who had been unable to care for the home themselves for the past few years. I will use them again in the future for my next real estate listing in that area. Thanks again."
It depends on the size and condition of the property. A modest home may take a few days, while a large or heavily filled property can take longer. After the assessment, we include a realistic timeline in the written scope, and we work at the pace your family needs.
No. Many of the families we work for are managing the estate from another province or country, and we handle everything from start to finish, including bin rentals, donation runs, and sorting decisions under guidelines you set. You approve the scope in advance, we keep you updated throughout, and nothing is discarded without your authorization.
Items are sorted according to your instructions: kept for family, set aside for donation, or removed for disposal. Nothing leaves the property without your sign-off, and we can coordinate donation drop-offs and hauling as part of the scope.
Yes. Our technicians are GBAC-trained for biological contamination, including rodent droppings, which require specific wet-method protocols to clean safely. For active infestations, pest control comes first; we handle the cleanup and sanitization afterward.
Every property is scoped individually after an assessment, in person or remote, and you receive the full scope and cost in writing before any work begins. Quotes are free and carry no obligation.
We typically book within one to two weeks, and we can often accommodate time-sensitive situations such as a pending property sale. Equally, if your family needs more time before beginning, there is no pressure to rush.
